Project Overview
Raheja Modern Vivarea is a premier ultra-luxury residential development featuring high-rise towers and expansive amenity zones. We were appointed as the end-to-end Systems Integrator to deliver a networked, high-performance audiovisual and control infrastructure across three core areas:
The AV Theatre: A private reference-grade cinema featuring a 3D Dolby Atmos Meyer Sound active loudspeaker system, Dolby CP950A processor, commercial Barco 4K DCI laser projector, and Harkness perforated screen.
Tower A Amenity Zone: Multi-zone background audio and media distribution serving high-energy spaces, including the Indoor Games Room, Badminton Court, Fitness Centre, and Entrance Lobbies.
Tower B Amenity & Banquet Zone: Multi-purpose AV environments engineered for the Grand Banquet & Pre-function Area, Business Lounge, Yoga Studio, High-Impact Gym with active subwoofers, and Lobbies.
We successfully merged aesthetic sophistication, multi-zone acoustic containment, and versatile event technology, setting a new benchmark for luxury residential AV integration.
What did the client want to achieve?
Private Cinema Performance: Deliver a commercial-grade 3D Dolby Atmos and reference 4K laser projection setup for an authentic private theater experience.
Property-Wide Multi-Zone Audio: Establish an intuitive, multi-source background and foreground music architecture across all amenities with independent zone volume and multi-stream playback.
Flexible Event Spaces: Equip Banquet and Pre-Function areas with high-definition projection, motorized screens, and multi-channel speech reinforcement for private events and community gatherings.
Architectural & Acoustic Harmony: Balance high-SPL sound in active zones with ambient coverage in quiet spaces, preventing acoustic bleed into residential suites or corridors.
Centralized Operation: Provide simple control interfaces enabling facility managers and residents to switch sources, adjust zone levels, and launch presentation scenes effortlessly.
Scope of work your company was involved in
We were selected as a Systems Integrator for the entire development. Scope of work encompassed the supply, installation, speaker positioning, DSP programming, system integration, network distribution, multi-zone testing, Dolby processor Configuration/tuning and commissioning across various spaces like:
• The Flagship AV Theatre
• Tower A Lifestyle Amenities: Indoor Games Room, Badminton Court, Gym, Ground Floor Lobby, and Lower Ground Lobby.
• Tower B Lifestyle & Event Spaces: Banquet & Pre-Function Area, Passage & Business Lounge, Yoga Room, High-Output Gym, Ground Floor Lobby, and Tower 2 Lobby.
Also,we have been awarded with 5 Years of Maintenance Contract for the complete project
What key challenges were faced?
• Acoustic Isolation & Sound Spill in Open Residential Amenity Zones: Managing varied acoustic environments—from high-impact gym soundscapes and reverberant indoor badminton courts to peaceful yoga studios—within adjacent spaces without cross-boundary acoustic bleed.
• Dolby Atmos Precision Alignment in a Custom Room Enclosure: Deploying a dense 3D surround sound setup comprising 36 individual speaker units (including LCRs, multiple subwoofers, and surround channels) and phase-aligning them to match Dolby commercial cinema standards within a custom private theatre layout.
• Projection Isolation & Glass Distortion: Projecting a high-lumen 4K cinema projector from a sealed projection booth into the viewing room without introducing thermal build-up, noise spill, optical distortion, or colour shift.
• Cross-Tower Multi-Zone Content Management: Standardizing audio streaming and zone management across multiple towers and distinct functional spaces so operational controls remain unified and easy to manage.
How were those challenges resolved?
• Distributed DSP & Zone-Tuned Acoustic Containment: Implemented an enterprise QSC Q-SYS DSP network (Core 110f and Core 8 Flex processors) paired with Next Audio DSP amplifiers. Each room was individually tuned using boundary-matched loudspeaker placement, delay alignment, and tight EQ notch-filtering to constrain sound pressure levels strictly to active zones.
• Precision Spatial Calibration & Processing: Utilized the dedicated Dolby CP950A processor in conjunction with Marantz AV 8805A line processing and QSC DSP output cards to fine-tune spatial positioning, crossover curves, and phase coherence for all Meyer Sound surrounds, subwoofers, and LCR channels.
• Optical Isolation Glass & Short-Throw Engineering: Installed custom 1/2″ thick Kelmar Water White Crown Glass in the booth window to eliminate optical chromatic aberration while maintaining high light transmission. High-lumen laser projectors and motorized tensioned Harkness screens were deployed for optimal contrast and wide viewing angles in both theatre and banquet settings.
• Streamlined Multi-Source Playback Architecture: Integrated dual-engine playback across amenity zones using media players for scheduled institutional content and Sonos Port units for flexible streaming, controlled centrally.
